What actually makes it look good
The instinct is to light more. That is the mistake. Depth needs shadow, so the unlit parts of a facade are doing as much work as the lit ones. Light everything evenly and you get a bright wall with no shape.A building lit this way looks different from one that has been outlined, and the difference is visible from the road even to people who could not say what changed.
Homes and businesses ask for different things
Residential work is mostly about the front elevation and the walk in. On a commercial building, there is a business reason attached: the building has to be legible from the road after dark and it has to look open. A lit facade is legible from further away than lettering, and it can shift color for a season or an event.

The techniques, translated
Designers have shorthand for a handful of techniques. Washing means even light across a surface, which suits smooth siding and large plain faces. Grazing exaggerates texture. Uplight works on verticals.
Color temperature is a design choice
White is not one color, and buildings react to it differently. Warm white suits most residential materials, which is why it is the default for houses. Cooler sharpens a modern facade, and it is easy to overshoot. Mixing them on one building is what looks wrong.
